Location: Approximately 22 miles north of Snyder, TX in Kent County.
Acres: 832 acres more or less.
Terrain: The ranch has varying terrain from draws and a small canyon to more open mesquite flats The ranch has numerous native types of grasses including blue grama, Arizona cottontop, switch grass, side oats and buffalo grass. Trees on the property include mesquite, cedar, hackberry, live oak, wild plum and Chinaberry.
Improvements: The home located on the ranch has porches on two sides providing seating areas for beautiful panoramic views over looking a small canyon to the west and Cooper Mountain to the east. The 2 bedroom, 2 bath 1,170 square foot home was built in 2004 and while small it offers attractive and comfortable accommodations. The home has a water softener and a RO water system. The fences on the property are in good condition.
Water: A lake currently covering approximately 15 acres is a major asset to the property. When full, the lake surface could exceed 25 acres. The lake is stocked with bass and bluegill and provides outstanding fishing, duck hunting and water recreation. A pumping station is located in the lake providing water to the home. Currently this water is used for landscape watering. A well on the property provides water household use.
Hunting/RECREATION: This ranch is the quintessential Texas recreational property. It offers outstanding quail, dove, duck, turkey, wild hog and trophy whitetail and mule deer hunting. And then there’s the fishing! Beautiful panoramic views grace the ranch with wonderful areas to explore by foot or horseback.
REMARKS: Property of this quality only becomes available once in a great while. The ranch has good access with frontage on FM 208 and while at 832 acres it is relatively small for a Texas ranch, it offers a variety of recreational features difficult to find even on larger properties. The lake is the obvious outstanding feature. Properties with substantial water are few and far between. Many ranches in the area offer good quail hunting or deer hunting, but to find outstanding quail habitat, trophy whitetail and mule deer, abundant turkey and duck hunting on large private lake is almost impossible to find. Acre for acre this ranch packs a big punch!
