Location: 10 miles southeast of
Tahoka, TX

Acres: 1,300 acres more or less.
Terrain: The ranch is a gently rolling sandy loam soil with draws sloping outward from the 70 acre lake located on the east side of the property. Approximately 100 acres of the ranch is in cultivation and is currently utilized for grasses or wheat. 172.4 acres of the ranch are in CRP which is planted in a predominantly bluestem grass mix. Trees located throughout the property include hackberry, elm, cottonwood and mesquite. FARM/RANCH UTILIZATION: The ranch has 172.4 acres bid into CRPwith annual payments of $5,000. The 100 acre field produces a Direct Payment of $1,807 and Counter Cyclical Payment for cotton or other crops plus any crop yield. The stocking rate for the property is approximately 50 to 60 pair.
